Selling Real estate

The following settlement services and documents preparations will be performed on your behalf by Premier Escrow Services, L.C.:

  • Premier Escrow shall review all sale documents and make sure all parties to the transaction are in compliance with the terms negotiated.
  • Premier Escrow shall act as the liaison for you with the abstractor, lender and realtor as applicable.
  • Premier Escrow shall work with the Buyer’s attorney to correct any title problems including the ordering of corrective documents to clear title.
  • Premier Escrow shall review tax proration/credits to assure they are done according to the terms of the contract.
  • Closing Statements will be coordinated with Buyer’s Lender and with other involved Brokers. Premier Escrow shall review all final closing documents and submit a final statement to your agent, if applicable, prior to closing.
  • Premier Escrow shall store your closed file as part of the permanent record for five (5) years as required by law.
  • Fees for settlements services may occur:
    • Incoming/Outgoing Wire Transfers..... $30
    • Overnight Fees   $25

Services

Premier Escrow Services, L.C. will review all sale documents and ensure all parties to the transaction are in compliance with the terms negotiated.

  • Premier Escrow will act as the liaison for you with the abstractor, lender and Realtor, if applicable.
  • Premier Escrow will order the abstract extension in a timely manner and follow up the delivery of the abstract to the Buyer’s/Lender’s attorney for the examination of title.
  • The payoff statement or assumption package on the Seller’s mortgage will be ordered when a tentative closing date has been set.
  • Premier Escrow will work with the Seller’s attorney to correct any title problems, including the ordering of corrective documents to a clear title.
  • Documents needed to transfer title will be coordinated by a licensed attorney as Iowa law requires deed preparation by an attorney. If the seller is located out of state, we will send the deed packet directly to them. Overnight fees will apply.
  • Premier Escrow will review the tax proration/credits to assure they are calculated according to the terms of the contract.
  • Closing Statements will be coordinated with the Buyer’s lender and with other involved Brokers. Premier Escrow will review all final closing documents and submit a final statement to your agent, if applicable, prior to closing.

Once all the funds to close have been collected, Premier Escrow will disburse the following items:

  • Seller mortgage payoff and/or proceeds. Overnight fees apply which are $25.00 for each payoff and/or proceeds. Outgoing wire fees will also incur a fee by the lenders closing company. If we are able to accommodate an outgoing wire, the fee will be $30.00.
  • Closing/Escrow Fees
  • Real Estate Taxes
  • Miscellaneous Payouts


Transfer documents will be taken to the County Recorder and recorded on the Seller’s behalf.


If required, Premier Escrow will act as Settlement Agent and will be responsible for filing the Federal 1099-S form at year end.
Premier Escrow will store your closed file as a permanent record for the time period as required by law.
